Owner article

Fowler’s Portfolio Review is designed to begin with the address and current setup. It gives an owner a practical place to discuss a tenant-occupied rental, a vacancy, ongoing maintenance, reporting, and the work that needs to move with the property.

What to have on hand

  • Current lease or vacancy status
  • Active maintenance, inspections, renewals, and resident requests
  • Property records, access details, statements, and vendor information
  • The ownership decision that needs the most attention

Three things to consider

01

Map the work already in motion

List active maintenance, pending resident requests, scheduled inspections, upcoming renewals, vendor arrangements, and known condition issues. This creates a clear picture of what needs attention during the change.

02

Organize the property and lease record

Gather the lease, resident contact information, deposits and ledger history, inspection records, keys or access details, warranties, vendor information, and the most recent owner statements. Confirm what is current rather than assuming a record is complete.

03

Set the next operating expectation

Use the review to discuss who will communicate with residents, how active work will be tracked, when owners are asked to decide, and what reporting information needs to remain visible after the handoff.
